North Bergen to Begin State-Mandated Property Tax Revaluation Process

Due to a directive from the State of New Jersey and the Hudson County Board of Taxation, the Township of North Bergen will soon begin a mandatory property tax revaluation process in order to accurately assess the value of all local properties.

Homeowners, rental property owners and commercial landlords will soon receive a bilingual letter from the township's approved vendor, Appraisal Systems Inc., outlining the process.

It's important to note that the tax revaluation process does not change the total amount of taxes raised by the Township -- rather, it ensures that this amount is fairly distributed among all properties based on their true market value.

Representatives from Appraisal Systems, Inc., will hold a series of Zoom webinars where residents will have the opportunity to watch a presentation about the process and ask questions.

The first Zoom webinar will take place on Thursday, May 6 at 6:00 p.m. and login information will be available soon on the township website at northbergen.org. Additional webinars will be announced in the coming months.

"Ensuring that all properties in North Bergen are paying their fair share in taxes is an important goal and we will be working hard throughout this process to answer any questions residents have and to ensure that these assessments are done fairly and accurately," Robert Brescia, Executive Vice President of Appraisal Systems, Inc, said.

The first step in the revaluation process is for representatives from Appraisal Systems, Inc., to complete inspections of all properties. Inspectors will carry valid identification and will be pre-registered with the Township Clerk's office and the North Bergen Police Department.

All inspectors will wear personal protective equipment and follow all COVID-19 safety guidelines, however, video conferencing options will be available for residents who prefer to use that method for property inspections.
