Project Scope
Isaiah House is soliciting bids for the provision of labor, materials, equipment, and supervision necessary to complete the following work items at our main facility. All work must be performed in accordance with applicable building codes andsafety regulations.
Scope of Work
1. Commercial Door Installation
o Furnish and install one (1) steel commercial-grade exterior door with panic hardware.
o Door to include weather stripping, heavy-duty hinges, threshold, and all associated framing materials.
o Install and test panic bar for functionality and compliance with egress standards.
2. Panic Bar Installation on Existing Doors
o Supply and install three (3) panic bars on existing interior/exterior doors.
o Ensure doors are properly aligned and hardware is fully operational and code-compliant.
3. Floor Retiling (Water-Damaged Areas)
o Remove damaged floor tiles in small, localized areas affected by water damage.
o Prepare subfloor and install new commercial-grade ceramic or vinyl composite tiles to match existing flooring.
o Dispose of debris properly.
4. Heat Pipe Valve Replacement
o Isolate and remove existing damaged heat pipe valve.
o Supply and install new valve of equal or higher quality.
o Test and verify proper system operation after installation.
5. Electrical Work – Elevator Room
o Replace existing 3-phase breaker in elevator mechanical room.
o Includes furnishing and installing new breaker, connection of appropriate wiring, and ensuring full functionality of elevator electrical system.
o Perform testing and verification in compliance with electrical safety codes.
6. HVAC System Replacement
o Remove and replace four (4) air handlers and four (4) condensing units.
o All units must meet or exceed current energy efficiency standards and BABA compliance.
o Connect all refrigerant, condensate, and electrical lines as required.
o Perform system testing, balancing, and verification of proper operation.
Compliance Requirements
• Work must adhere to all relevant state and local building codes, OSHA safety standards, and ADA egress regulations.
Bid Submission Requirements
Please include the following with your proposal:
• Itemized cost breakdown (labor, materials, permits, equipment, and disposal).
• Estimated timeline for completion of all work.
• Proof of contractor’s license, insurance, and bonding.
• Documentation verifying compliance with BABA requirements for all applicable materials.
